For many homeowners, there comes a point when a big house starts to feel like more work than freedom.
The kids have moved out, bedrooms sit empty, the yard still needs attention, and you start wondering: Do I really need all this space anymore?

Recently, I talked to Paul who made that transition and moved to Del Webb Sweetgrass. I sat down with him after his move to find out what the experience was really like.
Why Del Webb Sweetgrass?
Located in Richmond, Texas, Del Webb Sweetgrass is a 55+ active-adult community designed for homeowners who want more than just a house—they want an active lifestyle and opportunities to connect with their neighbors.

That's why I wanted to hear from someone who actually lives there.

I asked Paul some of the questions I hear frequently from homeowners considering downsizing:
What made you decide it was time to downsize?

What were you nervous about before moving?
What surprised you most after you moved?
And one of my favorite questions:
“What does a normal Tuesday look like for you now?”
His answers show something that's easy to overlook when you're focused on selling your current house and finding the next one:
Downsizing can actually be about gaining more—not giving everything up.
More time. More activities. More opportunities to meet people. And less time maintaining spaces you no longer need.
What Are the Homes Like?

I tell my downsizing clients not to ask:
“How small should I go?”

That's a much better place to start.
Is a 55+ Community Right for You?
Del Webb Sweetgrass isn't going to be right for everyone—and that's okay.
The better question is whether it fits the way you want to live.
Do you want to meet more people? Would you use the pool or fitness center? Would you enjoy pickleball, walking, clubs or community activities?
And perhaps most importantly:
What do you want an ordinary Tuesday to look like five years from now?
That's ultimately what Paul's story is about.
